The Role and Responsibilities of a Party Wall Surveyor

Who Is a Party Wall Surveyor?

A party wall surveyor is a qualified professional appointed to manage disputes and oversee works under the Party Wall etc. Act 1996. Their role is impartial, acting fairly between building owners and neighbours.

Key Responsibilities

  • Inspecting properties before and during works
  • Assessing the proposed works and their impact on adjoining properties
  • Preparing the Party Wall Award, which sets out how the work should be carried out
  • Monitoring the construction to ensure compliance with the Award
  • Resolving disputes objectively and fairly

Appointment Process

If neighbours agree, one surveyor (called an “agreed surveyor”) can be appointed. Otherwise, each party appoints their own surveyor, who then jointly produce the Award.

Ensuring Fairness and Compliance

Surveyors protect the interests of all parties and help ensure works meet legal requirements while minimising risks.

Why Use a Professional Surveyor?

Experienced surveyors have technical and legal expertise, helping avoid costly mistakes and delays. Their involvement reassures neighbours and reduces conflict.

When to Engage a Surveyor?

Consult a surveyor as early as possible during project planning to clarify obligations and streamline the Party Wall process.
