Neighbour’s Right to Object
When a Party Wall Notice is served, neighbours have the legal right to object to the proposed works within 14 days. This triggers a formal dispute process under the Act.
Appointment of Party Wall Surveyors
If objections arise, one or more impartial party wall surveyors are appointed to resolve the dispute. Either each party appoints their own surveyor, or both agree on a single “agreed surveyor.”

Once signed, the Party Wall Award is legally binding on all parties. It sets the terms for proceeding with the work and provides a clear dispute resolution mechanism.

If a neighbour fails to respond within 14 days, the lack of response is treated as a dissent, and the dispute resolution process begins.
