If you think that ignoring a Party Wall Notice will prevent your neighbour from proceeding with their planned works, unfortunately, you’re mistaken. The Party Wall Notice you receive gives you 14 days to respond. If you don’t respond within that time frame, you’ll receive a 10-day letter, providing you with an additional 10 days to reply.
At this point, if you still haven’t responded, you can no longer stop the works by ignoring the notices. Your neighbour has the right to appoint a surveyor to act on your behalf, regardless of your preferences.
It’s always better to engage with the Party Wall Notice early on and avoid complications. If you have concerns about the proposed works, speaking directly to your neighbour is the best course of action. Open communication helps prevent matters from escalating.
