What Types of Work Does the Party Wall Act Cover?

The Party Wall etc. Act 1996 covers various types of work, including:

  • Work on an existing party wall or party structure
    This includes alterations to or modifications of a shared wall or structure, such as the insertion of beams or joists, or the removal of chimney breasts.
  • New buildings on or near the boundary
    The Act also covers the construction of new buildings that either sit directly on the boundary line or extend across it.
  • Excavation near a neighbouring building
    The Act applies if you’re planning to excavate within 3 metres of a neighbouring building and deeper than its foundations, or within 6 metres, depending on the depth and the angle of the excavation.
