A Party Wall Notice is simply a formal letter informing your neighbour (or neighbours) of the construction work you plan to carry out. In response, your neighbour will have several options to choose from, typically laid out on the notice. Most surveyors use the same set of options, which are as follows:
- Consent
This means your neighbour has no objections to your proposed work and is happy for it to proceed without the need for a surveyor. - Dissent and Appoint Their Own Surveyor
If your neighbour is not happy with your planned works, they can choose to appoint their own surveyor. They may feel that an independent surveyor – one who isn’t acting on behalf of the Building Owner (the person carrying out the work) – will better represent their interests. - Dissent but Agree to Use the Same Surveyor (Agreed Surveyor)
This option means your neighbour is not entirely happy with the proposed works but agrees to use the same surveyor you’ve appointed. This results in an Agreed Surveyor, who will act impartially for both parties.
Each option serves to protect both you and your neighbour, so it’s important to discuss any concerns directly and make sure you’re both comfortable with the process.
