What Happens After the Notice?

  • If your neighbour consents → Works can usually go ahead. A Schedule of Condition is still recommended to protect both parties.
  • If no reply within 14 days → Treated as dissent. A 10-Day Notice is served, and surveyors must be appointed.
  • If your neighbour dissents → We guide you through the Award process, acting as your Building Owner Surveyor or as an Agreed Surveyor.

How long before works should I serve notice?
1–2 months before the start date, depending on the type of works.

Do I need to serve multiple notices?
Yes. Every Adjoining Owner must receive a notice. Our fixed fee covers up to three; additional owners incur a small extra fee.

What information do you need?
We’ll need your name, site address, a description of works, proposed start date, and drawings. For excavation, section details of foundations are also required.

What if my neighbour ignores the notice?
If they don’t reply within 14 days, it’s automatically deemed a dispute. A 10-Day Notice follows, and surveyors are appointed to issue a Party Wall Award.
